Numerous environmentally sustainable practices feature in the design, build and future operation of 249QP. These sustainable practices include:
Materials
• All timber used to be certified from sustainable forests (i.e. no rainforest or old growth forest timber)
• Builder to achieve 90% recycling of demolition and construction waste
• Steel to be sourced from an environmentally responsible steel maker
• Pipework, flooring, blinds and cables to be environmentally certified PVC
Emissions
• Lighting design to ensure no beam light directed outside the site boundaries
• Air conditioning systems to be air cooled
• Peak stormwater runoff to be reduced through rainwater storage and reuse
• Stormwater quality leaving site improved through rainwater storage and reuse
Management Initiatives
• Provision of energy, water and indoor environment quality metering and monitoring systems provided
• Provision of dedicated recycling and waste storage areas provided
Transport
• Walk Score® of 88%. This location is Very Walkable so most errands can be accomplished on foot.

Energy
• 10% improvement in building fabric beyond building regulations (NCC Section J or NatHERS)
• 30% improvement in greenhouse gas emissions beyond building regulations (NCC Section J)
• Lighting and air conditioning systems to be designed to be 20% more efficient at peak times than minimum NCC Section J
• Solar panels used to assist powering the building
WATER
• Rainwater from roof areas to be collected in a 30kL (minimum) tank and used for toilet and urinal flushing for levels 1, 2 & 3.
• Water efficiency for fixtures, fittings and equipment to be used as follows: – Tapware 5 Star WELS – WC 4 Star WELS – Urinals 5 Star WELS – Appliances Within 1 star of best within class – Landscaping to select drought tolerant planting within minimal irrigation requirements. Irrigation to be from non-potable sources only
Indoor Environment Quality
• Paints, carpets, sealants and adhesives to be low VOC in accordance
• All composite wood products to be low emission type
• All fluorescent lighting to utilise electronic ballasts
